Redevelopment of a 4.8 acre site located at Morris Street, Spring Street and Spring Place, consisting of extensive sitework and construction of two six-level mixed-use office and retail buildings and a common precast parking garage. Site amenities included a new roundabout to ease vehicular congestion and a linear park to encourage pedestrian flow. Barr & Barr completed the first phase which included Sitework, East Building and Garage. The East Building is a six-story 129,000-SF Class A office and retail building and six-level, 426-space precast parking garage. The ground floor consists of 10,000-SF of street-side retail, as well as lobby, loading and back of house space. The garage features a green screen, EV (Electric Vehicle) charging stations and a custom concrete color to match the palate for the other buildings on the site. A majority of the development’s sitework (for phase I & II), grading and access to the site was included in our scope during this stage of the project. This project earned LEED Silver Certification.
